The aim of the project is to revitalize the industrial heritage site, create a multifunctional cultural and business center combining modern technologies with the preservation of historical identity.
The gas plant building, which is an example of industrial architecture of the 19th century, is currently not in use and is gradually falling into disrepair. Its reconstruction will allow:
1. To preserve the unique architectural appearance and historical value of the object.
2. To adapt the space to the needs of a modern city: the development of small businesses, creative industries and cultural initiatives.
3. To create a public platform for creativity, education and recreation, enhancing the tourist attractiveness of the area.
Technical solutions and heritage preservation:
1. Architectural adaptation
— Preservation of facades and brickwork.
— Reinforcement of load-bearing structures using modern composite materials.
— The introduction of elevators to provide an accessible environment.
2. Engineering systems:
— Energy-efficient glazing with UV protection for greenhouses.
— Drainage systems to protect the foundation from groundwater.
3. Environmental friendliness:
— Reuse of dismantling materials (brick, metal) in the decor.
— Landscaping of the roof to improve the microclimate.
The project provides for multi—level zoning, taking into account the historical structure of the building:
1st floor - Coworking space and cafe
— Coworking area: an open space with modular furniture, high-speed Wi-Fi, meeting rooms.
— Cafe: a local coffee shop with a terrace integrated into the preserved elements of brickwork and metal structures.
2nd floor — Cultural and educational cluster
— Studios for master classes: equipped rooms for lectures, art and craft workshops.
— Exhibition areas: flexible spaces with mobile partitions for art installations, historical exhibitions and pop-up events.
3rd floor — Photo and media studios
— Professional studios with natural lighting, sound insulation and modular backgrounds.
— A video shooting area with a green screen and editing equipment.
The roof is an open public space
— Greenhouse: glass structure with climate control systems for growing plants all year round.
— Recreation area: wooden decking, deck chairs, a summer cafe and an observation deck with a view of the city.
The gas plant reconstruction project is based on the principles of careful preservation of historical architecture and the introduction of modern technologies. All structures are designed taking into account the requirements of safety, energy efficiency and adaptation to new functions.
