Building a hotel like Luminara in Pristina presents a significant opportunity to boost the city’s tourism and economic development. This hotel combines luxury and comfort with a modern and eco-friendly design, offering visitors a unique experience. With its contemporary architecture and functional spaces such as comfortable rooms, a restaurant, a SPA, a fitness center, and conference halls, the hotel caters to various needs, whether for business or leisure.

Beyond offering a memorable guest experience, the hotel will contribute to the area’s economic growth by creating new jobs and fostering business activities in Pristina. Additionally, its commitment to sustainability and environmental responsibility is reflected in its eco-conscious design, meeting modern standards for responsible development. "Luminara Hotel ★★★★" is a luxury destination, located in the city of Pristina, in the
Lakrishtë neighborhood, offering a unique experience to all its guests. With a
contemporary architecture, the hotel represents an oasis of calm and comfort in one of the
most dynamic cities in Kosovo. With carefully equipped rooms, excellent
services and lush greenery, it guarantees an

TECHNICAL DESCRIPTION
G+P+M+5 floors.
GROUND FLOOR – includes separate entrances for external and internal guests, the main lobby
with the reception visible to guests, the luggage room and shops, the administrative area, the
restaurant area with a capacity of 80 people, the aperitif bar and a work area, toilets including
those for people with special needs, the economic block that includes the kitchen with the
relevant storage and with a capacity for 300 meals, the staff dining room and the economic stairs
along with the elevator. BASEMENT – has a clear height of 260cm. with a parking capacity for 16
cars and 3 mini-buses. The basement includes the heating substation, air conditioning,
hydrophore, transformer station, and warehouses (d. for flour and dough, d. for consumables, d.
for fruit, d. for drinks, d. for colonial food, d. for new inventor, d. for old inventor, d. for
consumables), refrigerators,
maintenance workshop, wardrobe and toilets for staff, scales and economy.
MEZZANINE – contains the conference room that includes the
translation and technical control room, the printing room, the foyer, the game room,
fitness, SPA, wardrobe, toilets, a café with a capacity for 100 people and a
kitchenette.
CHARACTERISTIC FLOOR - has a clear height of 270cm. It includes 7 rooms (3 for 2 people and 3
singles), 3 exclusive suites and the part of the economic group that
contains a storage room for clean linen, a storage room for dirty linen, a maid's room with a
bathroom, a kitchenette and a utility room, as well as accessible bathrooms and a room for
people with special needs.
CONSTRUCTION: the pillars of the building have dimensions of 30x50cm from reinforced
concrete. The mezzanine slab is 20cm thick. The foundation is a slab with a thickness of
80cm. The external walls are 30cm, the installation walls are 20cm and the partition walls are
10cm.
FAÇADE: the building is wrapped with facade textile. On the ground floor and
mezzanine, the facade has a red shade, while on the residential floors, the facade is divided into
curved panels that do not obstruct the view or light.
THE FOUNDATION is planned to be designed as a slab foundation due to the large weight of the
building and the composition of the soil/earth. The ground is stabilized with gravel under the
foundations. The building is designed to meet sufficient functional and vital needs for people. All
spaces have sufficient space in which life can develop.
