Project idea

Project concept: an eco-village with a community centre. The museum will launch a new cycle of village life, while the complex will provide new housing and become a centre of interaction for the residents of Brnenec village.

Project description

In order to connect the spaces of Brnenec, an embankment along the Svitava River is placed, it leads from the railway station to the projected museum. In order to allow the use of this space, but also to accommodate residential buildings with more private areas, a gradation of zoning according to the principle of privacy emerges, running from the more public part by the river to the private area of block houses on the western side.

An important aspect of the formation becomes the combination of public and residential functions of the new buildings through the identification of a system of privacy spaces. There are common building typologies: existing restored buildings - the workers' villa by the bridge, the dye house in the centre of the site with a building standing next to it, garages in the north-eastern part adjacent to the road by the museum; block buildings along the western edge of the planning area, apartment buildings perpendicular to the block buildings, facing the embankment along the Svitava River, forming it.

The existing buildings remain important, accentuated and visible - the new ones democratically bypass them in the layout of the site and are inferior in terms of contrasting façade solutions. Formation, materials and solutions are based on the principles of ecological construction, and the eastern part of the site, which faces the centre of the village with its facade ends, adapts itself to the typology of houses typical of this settlement. This allows the project to fit into the silhouette and aesthetic appearance of Brnjenec, while utilising modern eco-building principles and preserving the factory buildings.

Technical information

The project realises ecological apsects, "passive design": new buildings are modular, prefabricated from CLT-panels, the preservation of buildings promotes recycling of maters, a large amount of greenery, solar panels, energy saving, rainwater harvesting.
