Project idea

The design of the area copies the line of the street line. This determines the shape of the entire building, which is connected to the original spa building, which has been preserved. It will continue to serve as office space for lease, which is being expanded by another building.
It is connected to 4 four-storey residential parts. The housing offers 64 separate gallery housing units of various types of layouts with the possibility of underground parking. The design includes a semi-public park space in the center of the building.

Project description

In the middle of the block there is a semi-public space, primarily serving new residents. It has a park landscaping. At the same time, there is a public road that follows the line of Funtíčkova Street and leads to a cycle path through a passage in the building of the former spa. In the surroundings there is a large number of green areas such as parks, castle gardens, orchards near the square and trees or low greenery along the roads. That is why the proposal includes the planting of semi-public greenery in the courtyard area. Private gardens will be located within the building next to the ground floor apartments. There is also a walkable vegetation roof. A public roof terrace is designed above the spa building.

On the outer sides of the entire building, wooden cladding elements are used in various forms in combination with a ventilated wall. On each floor there are French windows for sufficient lighting of the interior spaces, leading to balconies with glass railings.

The spa building is connected to the living area both by the structure itself and by the elements used on the wall.

Technical information

The structure of the whole complex is made of monolithic slabs and the wall system is made of brick blocks. At the main elevator, the steel column structure is complemented by glass panels. All staircases are also made of reinforced concrete with an epoxy screed finish.
