This settlement for 1,500 inhabitants is an object of a modern urban planning system for families who want to have comfortable housing, including those corresponding to their financial capabilities.
Thus, on the basis of the territory issued by the department, located near the city of Penza, its fragment was allocated, the advantages of which were the presence of a reservoir, a calm relief. The project is based on the principle of maximum conservation of the natural environment and the creation of conditions for comfortable human habitation. The village is organically integrated into the natural landscape in accordance with existing natural and regulatory restrictions.
The basis of the urban composition is the idea of forming the architectural integrity of the building. The transport and pedestrian scheme is built in such a way that the movement along the streets reveals the plasticity and uniqueness of the perception of the building. The "approaches" to public buildings and the village square are designed taking into account the organization of a wide overview of the spatial complex of the center, as well as optimally comfortable accessibility to service.
The project uses several types of buildings: manor, blocked. Plots of individual houses with an increased plot area are located on the periphery of the village, but are connected to its center by the shortest possible transport and pedestrian connections. Blocked houses form "more prestigious" and frequently visited zones – entrances to the village, the main street, etc. According to the calculation, there is a kindergarten in an equidistant plot for 50 places.
The leading structural element was the community center, which included the main institutions of management and cultural and consumer services: a multifunctional complex, a cafe, a FOK with sports grounds.
An important task was also the formation of a single stylistic, unique, harmonious architectural and artistic image, expressed both in the residential development system and in the organization of public spaces.
