The project site, located on Iturup Island at the foot of the Baronsky volcano, is of real interest to the investor for the formation of a tourist and recreational all-season complex.
Armed with territorial values, natural features and "thin" island conditions, it is supposed to create a unique project of international attractiveness in order to develop the region, form a unique recreational space and extract commercial benefits.
Today, the territory is replete with natural resources (volcanoes with fumarole fields, raging rivers, mountain springs, geysers, and even the once abandoned Geothermal Power Plant), which can serve a person for the benefit, in particular, through the construction of sanatorium and resort complexes.
Improvement of this territory can give a powerful impetus to the development of the region.
The idea of the project is to maximize the use of the territory with the breeding of diverse tourist flows, starting with those who came for recreation and guests of the ski resort, ending with foreign tourists who definitely have something to show on the island.
Thus, there are several functional zones:
• Village education for tourists;
• Sanatoriums for the sick;
• Ski infrastructure;
• Formation of a village on the coast. International port (not deep water);
• viewing platforms;
• Tourist routes with infrastructure;
• Transport network (lifts, bicycles, roads);
• IZHS territory;
• Zones of independent stay of tourists (self-service);
• And other auxiliary zones (technical, engineering support of facilities and territories).
The ski complex should be located taking into account the structure of the relief, which ensures the maximum length of the tracks and the variability and variety of tracks. It is assumed that during the summer period the infrastructure will also be used for summer extreme sports.
For the development of the territory, the phasing of the cluster device in 4 positions is determined:
1. Construction of the formation of a tourist village for 4,000 places with infrastructure, capital construction projects, residential, administrative, buildings, healthcare facilities (for the entire cluster), sports facilities, etc.;
2. The device of the ski complex. Construction of tracks (including the arrangement of tracks for the summer season), construction of residential and administrative facilities, installation of cable cars, self-service housing stock with access to the GL complex;
3. Placement of auxiliary objects of the territory, construction of a road for the accessibility of vehicles, allocation of sites for individual housing construction, arrangement of tourist routes (pedestrian / automobile);
4. The final stage, the construction of the settlement of the formation of an international port with infrastructure.
Filling the master plan - capital development with structures of various functional purposes, including residential and public buildings, multifunctional serving public, industrial buildings, administrative and utility buildings, engineering structures. The project proposes the development of a range of typical building units, which, in turn, form a recognizable stylistic appearance of the building and the architectural and artistic appearance of the cluster as a whole.
In this project, all buildings are supposed to be built from local materials (including for economic and practical reasons, since part of the forest will be cut down). So for the construction of walls it is supposed to use tuff in 2 rows with a ventilation layer. Finishing and protection of tuff from aggressive environments is carried out by plastering the facade with an admixture of sandstone. Wooden floors made of impregnated larch (to ensure a long service life). The roofs are pitched with wooden tiles. The project assumes the possibility of decorating the facades with ornaments and architectural elements on a volcanic theme, all this will add color and artistic expression to the architecture. Large-span buildings are covered with complex glued trusses, the walls of large-span buildings can be erected in a frame and sheathed with boards.
Thus, a nature-integrated eco-style of urban development at the foot of the volcano will be obtained.
Typical buildings and typical nodes of this project are able to solve problems of any functional content, and, importantly, to perceive the aggressive conditions of the region (climatic and seismic), guaranteeing the comfort and safety of people living in the Baransky cluster.
