Project idea

In the modern world, more and more attention is paid to a comfortable living and working environment. Cities strive to become not only economic centers, but also places where it is pleasant and convenient to live. That is why the theme of the business cluster was chosen for the development of the project - a complex of buildings combining offices, housing, public spaces and various services.

The cluster is located in the Kirovsky district of Kazan. Here is a complex of buildings that has everything necessary for human life and work. The office block has offices for various typologies, public spaces for meetings and negotiations, as well as modern equipment for work. The residential premises are located directly next to the offices, which ensures maximum comfort for company employees.

However, this does not exhaust the functionality of the cluster, there is a sports block in the building complex where you can play sports and keep fit. A cultural and entertainment center is provided for residents of the entire district, where they can spend time with family and friends, attend movies, concerts and various events. This means that the complex of buildings is a multifunctional center where you can study, work, play sports, as well as attend cultural events. Such a complex can become an oasis for people who want to live and work in one place, as well as actively develop. In addition, the presence of a sports campus and a cultural center can be an incentive for the development of physical and cultural life in the area. All this will make the complex of buildings attractive not only for the company's employees, but also for the general public.

There are also outdoor areas for events and festivals, as well as green spaces and special recreation areas for employees and visitors. The complex is located in a convenient location of the city, which provides convenient access for everyone who wants to visit it. Convenient transport accessibility (bus stops, metro station). The planning and development of the social and business center of the city is an integral part of the modern urban process. In the conditions of rapid urban development, office centers are becoming an important element of urban infrastructure. They should not only be conveniently located for employees of commercial enterprises, but also be organized in such a way as to create a comfortable environment for work and leisure.

In order for the public and business center to be comfortable for its users, it is necessary to provide convenient access to it and well-organized parking for cars, as well as public transport. This will allow employees and visitors to quickly reach their destination. It is also necessary to provide recreation areas and restaurants so that employees can relax after a long working day.

In addition, attention should be paid to the functionality of the premises, organizing spacious meeting rooms, halls for presentations, places for rest and waiting.

The development should be carried out taking into account the environment and the local landscape. When designing and building, it is necessary to take into account the geometric features of the site, adjust the layout of the building to match neighboring buildings, as well as adhere to the general architectural concept of the city.

Thus, the optimal layout and development of the public and business center of the city allows you to create conditions for comfortable work and recreation for its users, minimize the impact of the territory on the environment and create a harmonious architectural composition of urban development.

Project description

The project, which combines three main directions, is unique and innovative in its kind.
Firstly, a complex of buildings that are in one bundle and have their own small infrastructure within the cluster provides people with the necessary conditions for work, living, recreation, nutrition, physical development and cultural pastime in one place. Such a complex turns out to be convenient and economical for both employees and residents of the city.
Secondly, one of the key areas of the project is the use of bionic forms in the context of the cluster. Bionic architecture allows buildings to blend into the surrounding landscape and not disrupt its structure. This approach will preserve nature and not harm it. Bionics features - smooth transitions from one part of the room to another, curved lines without sharp corners, light colors and organic shapes - will help create a harmonious atmosphere that will contribute to the comfort of employees and visitors.
Recently, more and more architects have been paying attention to bionics, a science that explores natural systems and processes in order to use their principles in engineering and technology.
The bionic form of buildings is aimed at creating harmony with the environment and providing the most comfortable conditions for people. In addition, it allows you to balance the speed of urban life and create an oasis of peace and tranquility.
When creating buildings, I used flower petals and plant leaves, as well as shapes inspired by the waves of the water of the Kazanka River. Buildings designed in this style not only look modern and unusual, but also have a number of advantages. They are more resistant to winds and earthquakes, and are also much more energy efficient.
In addition, bionic forms of buildings contribute to the maximum integration of public spaces into the environment, which creates a positive effect on the lives of citizens. They allow you to create oases of nature in densely populated cities and provide comfortable conditions for life and creativity.
Finally, it should be noted that bionics in architecture is not only aesthetics and uniqueness, but also practicality and environmental friendliness. The use of bionic forms makes it possible to create buildings that will serve people not only in the present, but also in the future, preserving their value and attractiveness for many years to come.

The third direction of the project is to create a unique image that will attract tourists. A well-designed complex of buildings using bionic forms and thoughtful functionality will be attractive to visitors of the city. Such a complex will be able to give the territory a new status and increase its prestige both as part of the district, city, and in the republic.
In general, the project, combining three main directions, is innovative, unique and promising for the city. Such a complex will contribute to the comfortable living and work of people and, at the same time, will not harm the environment. The project will be able to compete with similar facilities in other regions and become a real jewel for residents and guests of the city of Kazan.

Technical information

Structural system of buildings of business cluster blocks
Due to the high number of floors and complex forms of the plan, it was decided to use a frame-trunk. One of the modern trends in the world of high-rise construction is the use of combined steel-reinforced concrete structures. The combination of rolled steel and high-strength reinforced concrete makes it possible to modify existing structural systems and, as a result, the construction of ultra-high buildings. Among such systems, it is possible to distinguish a frame-stem with megacolons. A combined system was chosen — part of the building is made in a frame-trunk system, part — in a frame system.
In places where there are no load-bearing walls according to the layout, but there is an overlap, columns are installed to maintain the structural stability of the building.A retaining wall is used in block A'-B'. They are made of reinforced concrete. It has vertical faces. With a significant height, the structures are arranged with buttresses. The block building configuration uses a step-type retaining wall.
The vertical supporting elements in the complete frame are columns. Monolithic railway columns were chosen, their use affects every block of the building. All blocks use square-section columns ranging from 150x150 mm to 500x500 mm (in increments of 50 mm).Used fittings: longitudinal - A500C, transverse A1 (A 240).
In the underground parking at the mark – 3.00 m, columns of reinforced concrete with a square constant cross–section - 500 mm x 500 mm are designed.

Longitudinal fittings - D 22 A 500.
Transverse reinforcement – D 10 A 400, with a step of 300 mm.
In the remaining blocks of the complex, reinforced concrete columns with a square variable cross–section are designed - 150 x 150 mm; 200 x200 mm; 250 x250 mm; 300 x 300 mm, 350 x 350 mm 400 x 400 mm;450 x 450 mm;500 x 500 mm.

Longitudinal fittings – D 22 A 500.
Transverse reinforcement – D 10 A 400, with a step of 300 mm.
The monolithic reinforced concrete core provides high rigidity of the building and significantly reduces horizontal loads on the remaining load-bearing structures. It allows you to get certain economic advantages by reducing the consumption of steel for reinforcing structures, reducing the number of standard sizes and grades of prefabricated structures, the number of which affects the level of production costs during manufacture. In the project, the walls of the cores are made of monolithic reinforced concrete. The monolithic trunk is a closed contour in terms of any configuration. Vertical engineering communications are placed in the trunk. The wall thickness is 400 mm. Noise reduction in the premises can be carried out by applying: - Constructive means of noise protection of enclosing structures; - Windows with increased sound-proofing properties.
Foundations must meet the requirements of strength, stability, resist the effects of groundwater and aggressive waters well, meet the durability of the service life of a building or structure, be industrial and economical.
The pile-slab foundation was chosen in the project. It consists of a grillage plate and a reinforced concrete pile. The height of the grillage plate is 600 mm. The selected type of piles are driven (without excavation, immersion with the help of pressing devices), reinforced concrete, square cross-section with a size of 300x300 mm. The pitch of the piles obeys the grid of columns. The piles have a square cross-section and a tip height of 250 mm. Piles must be immersed in the ground 30-40 cm below the ground freezing line. The total height of the pile is 24000 mm. To protect against precipitation, a 900 mm wide asphalt concrete blind area is installed at the ground level around the building.
