This is a project of a 4-star urban hotel that meets current standards in a flexible and diverse manner. The proposed location has 12400 sqm. The capacity is of a total of 80 accommodation units and contains also a spa, restaurants, meeting and conference rooms.
The maximum buildable area is determined based on urban planning regulations, and the functional program adheres to mandatory criteria for
tourist accommodation structures. Accommodation units boffer program-specificity, with mixed formulas of juxtaposition and bvarious types of services for maximum accessibility. Accessible accommodation units for disabled people are integrated, and circulation areas are designed to avoid public and administrative/service traffic.
The main nodes connect all accommodation units to adjacent public service areas,and the secondary node includes separate circuit for evacuation and connects the various technical levels of the hotel. Hotel has a strong focus on providing public food service,with a restaurant, breakfast room, and day bar. The kitchen is a significant part of the
hotel, with a well-planned functional layout to ensure efficient food preparation and service. Additionally, the hotel offers various specialized functions such as sports equipment, business and conference rooms, relaxation and spa facilities and indoor,
outdoor recreational areas. The annex spaces of the hotel include administrative offices, laundry room, spaces for hotel staff, and maintenance technical spaces, as: transformer room, generator group,
retention tank, water reserve, pump station, heating plant, ventilation and air conditioning plant, and elevator room.
The hotel has both aboveground and underground parking lots, with the number of parking spaces for cars calculated based on the usable area of the hotel and the built area of the restaurant, as well as places for visitors and employees.
The construction is made of concrete frames with non-load-bearing masonry for closure. The facade finish consists of concrete prefabricates attached to a metal framework of the load-bearing facades.
