Project idea

Development zones
We decided to develop in detail several zones proposed by the organizers: the zone of the commercial center, the embankment (marina), the development of privat villas and the general urban planning solution.
These areas were chosen for a reason: public areas such as the commercial center and the waterfront are strategically important facilities for the entire complex. Here are the main areas of attraction for tourists: in the commercial center there is a food court block, an education block, a block of shops. In the Marina area, you can not only walk, but also go diving, dine in a restaurant on the seashore, go to a DJ set.
We have also developed a typical villa development, as this housing is individual and requires special careful study.

Our architectural method
When creating an architectural object, we deeply and analyze many objects - place, time, history, environment, culture, nature, climate, as well as functions and purposes.
It is extremely important for us to respect the past, predict the future and create a comfortable present. However, a form of function inefficiency - we get in the eternal search for harmony between beauty and functionality.
This project takes into account not only symbolism, but also modern construction technologies, environmentally friendly materials and care for nature in general and man in particular.

Architectural image
After analyzing the territory and drawing up a number of conclusions, we began to search for a form. A huge number of ideas found in sketches and test visualizations were retained by us in order to be inspired by the ruins of ancient cities on the Adriatic coast, which have been preserved on the territory of Croatia. Antiquity gave us arches, pantheons, amphitheatres, giving birth to the foundations of beauty in its classical development, but we just have to not spoil this harmony, paraphrasing it in a modern way. The structural system and engineering solutions of the architectural project were dictated by the relief of the territory and the seismic hazard of construction, as well as the desire to preserve natural gardens.

Cultural code: traditions and national character
Croatia is a calm country with beautiful, untouched and ecologically clean nature and a favorable climate. It successfully combines European, Slavic, as well as elements of Eastern culture. The love for tradition among Croats is also very common - this is one of the conditions of Europe, which, accepting new aspects of life, tries to preserve the ancient way and heritage of its ancestors. It was this feature that convinced us that the architectural image should be based on the installation of the building.
We also discovered a fact from the UNESCO list that the Croats on the coast have the technology of making lace jewelry. These products inspired us to create an intricate pattern in the urban design of pedestrian traffic patterns.
We also noted the love of the inhabitants of Croatia for all kinds of festivals and carnivals, and not only in resort towns. So in our project, special attention was paid to a large number of open areas, but with the possibility of a comfortable rest in the shade of trees.
The traditional evening walk through the city center - "Korzo" - inspired us to develop a pedestrian path-descent from the commercial center to the observers, where vacationers can continue their walk along the embankment, relax on a yacht or close the evening in a pleasant restaurant on the seashore.

Nature and Climate
Northern Dalmatia is characterized by exceptional beauty and illuminating landscapes, which in our project are combined with a developed tourist infrastructure and various sports activities.
The warm climate and the number of subsequent days in the year inspired us to create a large number of such places. For the most part, the shadows are natural for the area and the forest, as well as structures created by us: canopies, pergolas and small architectural forms.
We emphasize the complex and interesting terrain with terraced buildings. To create a natural balance, we used pile structures developed by Will.

Natural Shade Zones: Trees
Idea: The nature of Croatia boasts a very wide variety.In this project, the concept of a natural "canopy" is proposed, under which it will be possible to hide in the days of a very scorching sun. We not only preserve the existing landscaping, but also propose to make "hedges" for the separation of plots, for which a large-scale planting of coniferous and deciduous trees and shrubs is planned.

Project description

Location.
The plot is located in the immediate vicinity of Starigrad, a Croatian village near Zadar, a popular tourist destination. This place has a fairly rich and diverse landscape of the Croatian coast with a complex relief; which includes very steep slopes and valleys. It is covered with a mixture of various trees and shrubs.

Idea.
The proposed concept of the embankment was developed according to 2 principles. First, the visual image of the wave was taken as the basis of the shoreline, which smoothly fits into such an aggressive relief of this area. The second one is based on functional zoning: when dividing the entire embankment into sections, it turned out that in some places it was necessary to expand the pedestrian zone for additional functions, and in some to narrow it. Thus, it turned out that each "wave" and "notch" have their own specific function, which can be seen on the main master plan.
The inspiration was the ruins of ancient cities on the Adriatic coast, which have been preserved on the territory of Croatia. Antiquity gave us arches, pantheons, amphitheatres, giving birth to the foundations of beauty in its classical sense, but it remains for us not to spoil this harmony, paraphrasing it in a modern way. But it wasn't enough. The hotel complex should have its own "business card" that would distinguish it from the rest. The embankment should, as it were, "meet" guests, inviting them to stop for a short break from traveling by sea on a yacht. Therefore, the concept of a circular marina area and an "Arched Gate" was developed. Arched gates are available in two variations:
⁃ Central. They are just "welcoming" guests to the marina area. These gates are also low observation towers.
⁃ Side. These arched gates were designed to separate the Marina and beach areas from each other for security purposes. They have passageways, so you can also walk along them and then go down into the water. You can also climb on them and jump from above into the water, so for safety reasons they do not exceed a height of more than 3.5 meters.

Shadow canopies, arches
Idea: Most of Croatia's embankments are open and have natural canopies in the form of tree crowns. In this project, the concepts of canopies are proposed, under which it will be possible to hide in the days of a very scorching sun, relax and sit on benches.
Materials: wood

"Arched slices"
Idea.
The embankment for this hotel complex is not very long, so the concept of "multifunctional arched lobules" was proposed. The wave is divided into 5 "lobules" and each compartment has its own function: in one they grow mussels; in the other they train to scuba dive for further diving. The wave is divided into several "lobules" depending on the request and each compartment has its own function: in some they grow mussels; in others they train to dive both with scuba diving for further diving and as freediving; in others they get up and swim on sup surfing. It is also possible to make with the help of such "orange slices" children's zones - "frogs".

Beach area
The swimming area is fenced with arched gates for the safety of vacationers, but you can swim through them further from the shore. It was decided to create 2 beach areas - one for "calm" vacationers who want to sunbathe and relax in silence near the shops; the second is for those who want to dance to music and drink cold cocktails, to have a good time.


The inspiration was the ruins of ancient cities on the Adriatic coast, which have been preserved on the territory of Croatia. Being inspired by history, we just need not to spoil this harmony by paraphrasing it in a modern way. Another feature of the object is the view from the villa to the sea, which also becomes part of the architectural ensemble. We have made panoramic windows - so in each of our villas the vacationer will be in endless contact with sunsets and sunrises. Who wouldn't dream of relaxing while lying in a bathtub with a sea view?
The structural system is based on a pile system that preserves the natural relief as much as possible.Our Villas are presented in two variations:
⁃ Individual.
⁃ Sectional .
Materials: concrete, reinforced concrete, wood, glass and natural stone in the decoration.

Technical information

Materials and technologies
The terraced development blends seamlessly with the challenging terrain, allowing the entire area to enjoy beautiful sea views.
Instead of a foundation, the iron bulk of the concrete structures is used at the base, for the least exploration on the ground cover.
The main building materials are concrete, metal, wood and natural stone in the decoration, typical for the natural area.
However, we managed to reduce the load on the soil by partially eliminating the use of gasoline-powered vehicles for environmental purposes. So, all entertainment personnel move on electric vehicles. Also in the complex there are bicycle paths, according to the composition of the complex it will be convenient to move from one point of the complex to another place.
Pedestrian paths are mostly developed with wooden flooring, which does not have an aggressive impact on the environment, but allows people to easily move around the territory. So, in any weather and on any slope, flooring has its function.
