Project idea

Looking at the wider context of the given project location, including the Old Town, one notices an insufficient number of commercial and administrative contents, but also a huge lack of cultural contents. The old town and its surroundings have a strong historical significance. There are historical objects, but also the remains of archaeological sites or localities. When it comes to the human population within the location, one can highlight above all the older population, i.e. the human population of an older age which is dominant, while the concentration of youth is very low. That is why the idea of ​​the project refers to the two mentioned things. The goal is (youth + culture) their combination. The project boils down to the creation of a public cultural space (exhibition space) at a given location. In that area, the found archaeological remains of the Old Town and its surroundings will be exhibited. That cultural center will be the dominant location and a public space on the sea, accessible not only to the users of the designed complex, but to all residents, the wider environment and tourists. When it comes to the youth and their calling, there are of course attractions and recreational facilities. In the location, the mountain Paklenica is singled out as the only area that has something like that, something that invites a large number of tourists and young people. Paklenica is a National Park under UNESCO protection that offers a large number of attractions, adventures, excursions and adventures. A large number of tourists visit this National Park every year, and it is, as already mentioned, the only area that attracts tourists. Knowing that our location and its surroundings are visited by a large number of tourists, it is necessary to address one question: what do we offer them? It was this question that led to thinking about the creation and design of both a modern and attractive tourist complex, as well as an interesting one. The point is to highlight the historical, archeological and cultural sights of the location, by introducing them into the exhibition space of the project...while it will be followed by other points of interest and attractions.
The concept of the project boils down to reviving and modernizing the current state of the location; that's why the project is called REBIRTH.

Project description

Visitors and tourists have access to the public area of ​​the complex via a path that stretches along the entire site. The access path physically divides the site into two parts that have private villas and apartments, and is high enough to allow users to pass from one part of the site to the other. The path fence has a built-in mirror, so the observed line - the path on the site will only physically divide the site, and visually expand it. The track has access to the entire public area of ​​the complex: the exhibition area and the marina, which are located in the coastal part of the field. Along the marina, there is a landscaped promenade, parks, green areas and a relaxation area "relax platz". The central part of the marina belongs to cafes, restaurants, bars, and exhibition space. The mentioned central part splits into two branches, i.e. two paths of the marina, with the fact that the left side belongs to the built-in beach that extends in the far left part of the marina. I beach bars located east of the beach belong to the left part, while the right branch of the marina belongs to the port. The marina can also be accessed from both sides of the site, via footpaths or roadways. The roadway is designed to follow the cascading terrain, which adapts to the structure of the residential area of ​​the complex, to occupy as little part of the territory as possible and thus provide as much as possible for the design of footpaths, parks, resorts... as well as for the planting of cypress and other types of trees And greens. All green areas on the site are public and accessible to everyone. The only private space are villas and apartments, located in 'mini-blocks', which are actually residential units of 2 to 6 residential units, i.e. apartments. Residential units have a common entrance for users, a common parking lot, as well as a rest area located on the ground floor. All residential units follow the terrain of the site. At the highest elevations of the terrain there are apartments, 3 floors high, while as the elevation of the terrain decreases, the number of storeys decreases, that is why the villas at the lowest elevations are ground floor or storeyed. Each of the residential units has large glass surfaces and balconies facing the sun and the sea.

Technical information

The path that stretches along the entire location is 2.5m wide, and it contains a rest area in the form of benches, which is 3m wide and 5m long. The path was built in the form of a steel bridge on pillars, paved with stone, while a mirror was added to the steel fence to create the effect of expanding the space of the site. The specific materials used in the project are stone, wood and glass, as three traditional and characteristic materials for the Croatian coast. The footpaths are also paved with stone, as is the staircase on the site, 2m wide, while the residential units follow a combination of stone, wood and glass. Each villa and apartment has access to the streets as well as private parking. All residential units are oriented on two sides. Number of villas with floors P=5, P+1=5; apartments with floors P+2=12; storey apartments P+3=10; And one P+3 storey hotel at the highest elevation of the terrain.
