Revitalization of the brewery in Vyškov

Project idea

THE MAIN CONCEPT
The main idea comes with the missing cycle route or path which would extend from the centre to the south, as we can see from the traffic relations. Since the design area is connected to the lake area, where recreation, housing and various sports activities are considered to be built in the future, I decided to connect the town centre, the brewery area and the lake area by a cycle and walking route.
The brewery area and the castle were originally meaningfully connected to the castle and its gardens, which were much larger then. I therefore decided to revive this landmark to its original size, but with a slightly different approach. The axes that intersect the brewery should not only be responding to the shape of the gardens, but reflect the paths in the nearby estate, providing views of Vyškov's panoramic landmarks - the Church of the Assumption of the Virgin Mary, the Town hall and the brewery's malt house tower. Together they should serve as a link between the newly considered lake recreation, the brewery, the town centre and the second sports zone.
I also take advantage of the slope of the terrain towards the eastern estate houses. That is allowing me to make a ´non-violent placement´ of apartment buildings and commerce. So, standing in the park creates feeling that is actually bigger and greener and from the housing perspective it looks rather more like housing area. So housing is partly hidden under the green blanket which serve also as terraces with view on the main city dominant.
On the emotional map of the project, we can see areas that are well maintained and pleasant to stay, while in the gray zones we can say the opposite. My aim was to lead the new routes in the design mainly through pink zones (see paré).

Project description

INTRODUCTION
The proposal addresses the long-standing problem of the unused Vyškov Brewery and the nearby vacant parcel, which is partially owned by the town. The proposal reflected the performed analyses which show the City's current deficiencies.
The proposal area consists of the unused brewery premises and the adjacent grassy land. Together they surround the castle gardens. The main objective was therefore to find suitable functions and uses for this area and original unused buildings of the brewery.
The southern zone is quite neglected but most importantly it does not offer practically any straight way from the centre of the city through the southern suburbs to the rural area. Therefore my goal is to connect the centre of the city to the brewery, palace garden´s, proposal area and new considered field of recreation using the new cycle path and walking area. Simultaneously, there are several functions I wanted to create:
1. Housing, services and sports
2. Education
3. Relax
4. Culture

BROADER RELATIONSHIPS
The town of Vyškov is located on the upper reaches of the Haná River. Since time immemorial, this Episcopal town has been an important commercial crossroads between Brno, Olomouc and Kroměříž. It is located approximately 35 kilometres northeast of Brno and it is divided into 9 cadastral territories.
There is an absence of cycle route leading to the town from the South. The future city planning proposal is that the nearby lake is going to be used for recreation and housing purposes. My idea is based on the creation of a new cycle route that would link and connect the future proposal lake with the city centre. To some degree it should be a reflection of what is going on on the other side of the city, where the sports zone is interfacing with the centre.
The southern unused land right next to the brewery currently belongs partly to the brewery owner and partly to the city. I have therefore tried to find an alternative which would be beneficial for both the brewery owner and the town. This field is practically some kind of mechanical part which connects the brewery and gardens with the rest of the city. That is why I am focusing on it mostly in my proposal.

Technical information

FUNCTIONS
The whole area is divided into two parts. The first one counts with the whole new buildings for – housing, shops, parking, sports, gardens, greenhouses, entertaiment, etc. The second one is mostly restoring the old objects of the brewery, giving them completely new and diffrent functions – wellness, breer baths, galery, museum, accomodation and others. Nevertheless, I was concentrating particulary on the southern part of the proposal, which is divided into two apartment buildings. The first one is only for housing, shops and restaurants. The second one has a sport activities on the ground level and has a slightly less number of apartments. Each building has three cores consisting of staircase, elevator and small staircase hall for better firesafety. Corridors are seperated into isolated segments. With every floor level comes different number or different lenght of corridors, according to the number of apartments. Corridors are also situated on the north side of the buidling, so the living area could get as much sun beams as possible. I was also trying to create a diversity between apartments with different apartment sizes, different number of rooms, orientation, disposition, etc. So the total number of residential apartments in eastern cell is 42, which includes 24 apartments with bedroom and kitchenette (each has between 50 and 70 square meters), and 18 apartments with two rooms and kitchenette ( between 78 and 100 square meters). Also apartments on the top of the building have either their own private terrace or a sort of common social terrace area, where the neighbours can meet each other. Ground level is separated into commercial zone and the residential zone. In eastern cell we can find nine commercial spaces for rent. The rest is used as a technical background. Atrium is accessible only by residents. The other building works more like a sports centre. There is basket/tennis court, sports hall and skate park area and also rooms for storage. Garage is in basement and the entrance is situated on the east side of the building where it is connected on traffic. So there is no need for the cars to go through the walking zone of the brewery. Garage includes 76 parking spots.

CONSTRUCTION
This project is primary more about theoretical design proposal, because the area is quite huge. So I did not focus so much on technical details. However, the residential building construction is basically designed as a concrete skeleton structure. Because of czech restrictions about wooden structures (which cannot be taller than 4 levels) I decided to choose reinforced concrete material. But the design should be flexible enough to be considered also as a wooden structure (CLT pannels for example). Basic diameter of pillars is 500x500 milimeters. Facade is made of wooden tiling. Construction level height is 3300mm. Pure hight within each level is 2900mm, so there is sufficient amount of space (400-500 milimeters) for technical stuff installation such as recuperation and others. Ground level is slightly higher than other floors. In order to create sloping roof, those spots with too low ceiling are used as green roofs or terraces. Thanks to the green roofs the rainwater can be partly collected on terraces or can be collected in tanks in the technical zone inside the building so it can be used as a service water.
