Project for the revitalization of the water reservoirs on Žlutý hill

The subject of the seminar thesis is the new use of the plots above the former water tanks on Tvrdého Street in Žlutý Hill in Brno.
It is a total of 4 plots owned by the city (No. 324, 325, 329, 330). The site is bordered from the northwest by the busy Tvrdého Street and behind it by the residential Masaryk quarter,
Tomešová Street to the west, behind which are the laboratory and research facilities of the Masaryk Cancer Institute.
From the south and east, the plots are adjacent to yards with villas, apartment buildings, garages, etc. The water reservoirs are currently a technical monument and are gradually being opened to the public.

Currently the surface of the plot is unused, there are several small buildings for access and management of the reservoirs, fruit trees and denser greenery around the edges.
In the current Brno city plan of 1994 the area is designated as a technical amenity.
However, since the water reservoir was completely closed in 1997, the area is marked as a buildable area of public amenities in the height of 6-16m in the new draft master plan, preferably for health and social care.
The intention of the Tourist Information Centre Brno is to make the plot attractive for future tourists visiting the underground water reservoirs.

The physical condition of the parcels is associated with a number of constraints, either on a technical level (restrictions on the construction of new foundations, etc.) or in terms of heritage protection.

From a cultural point of view, the site has great potential to become a valuable part of the city's tourism and symbolic fabric.
The site is located almost on top of a hill and is therefore visible from a long distance. The previously unknown place on the map of Brno is thus gradually becoming more valuable, which is one of the decisive factors in the design of its further use.

Projekt revitalizace vodojemů na Žlutém kopci

Předmětem seminární práce je nové využití parcel nad stavbou někdejších vodojemů na ulici Tvrdého na Žlutém kopci v Brně.
Jedná se celkem o 4 parcely v majetku města (č 324, 325, 329, 330). Místo ohraničuje ze severozápadu frekventovaná ulice Tvrdého a za ní vilová Masarykova čtvrť,
ze západu ulice Tomešová, za kterou se nacházejí laboratorní a výzkumné prostory Masarykova onkologického ústavu.
Z jihu a východu k parcelám přiléhají dvory se stavbami vil, bytových domů, garáží apod. Vodojemy jsou v současnosti technickou památkou a jsou postupně zpřístupňovány veřejnosti.

Aktuálně je povrch parcely nevyužitý, nachází se zde několik menších staveb na přístup a správu vodojemů, ovocné stromy a po okrajích hustší zeleň.
V aktuálním územním plánu města Brna z r.1994 je plocha určena jako technická vybavenost.
Jelikož ale v r.1997 došlo k úplnému ukončení fungování vodojemu, v návrhu nového územního plánu je plocha vyznačena jako zastavitelná plocha veřejné vybavenosti ve výšce 6-16m přednostně pro zdravotní a sociální péči.
Úmyslem Turistického informačního centra Brno je zatraktivnit parcelu pro budoucí turisty navštěvující podzemní vodojemy.

Fyzický stav parcel je spojen s řadou omezení ať už na technické úrovni (omezení stavby nových základů apod.) nebo z hlediska památkové ochrany.

Z kulturního hlediska má místo velký potenciál stát se hodnotnou součástí městského turismu a symbolické struktury města.
Místo se nachází téměř na vrcholu pahorku, je tedy viditelné z velké vzdálenosti. Donedávna neznámé místo na mapě Brna se tak postupně stává hodnotnějším, což je jedním z rozhodujících faktorů při návrhu jejího dalšího využití.
