The southern axis of Wrocław in Poland

Project idea

The idea behind the project was to design from scratch the downtown area in the center of Wrocław, which would define a new urban fabric containing facilities from small services to large office buildings.
The downtown area was to have a close connection with the rest of the city and provide jobs, housing, education, services, hotels and recreation areas. One of the main goals we set for ourselves was introduction of denser buildings due to the location of the planned area, reduction of car traffic in the area of designed residential development and introduction of the green route connecting the most important parts of the city with the admission of the only public transport in its area (an additional communication network was designed and an increased number of stops due to the increase in population density). The project allowed for resignation from the existing local spatial development plan and creation of a new harmonious area adapted to the needs of the residents of the city of Wrocław. We decided not to remove the existing four roads on the north-east-south-west axis and extend the existing national road on the east-west axis. From the whole area we left only the building of aquapark.

Project description

The design process consisted of three stages.
Stage 1- analysis and functional and spatial vision
The basis for designing the entire area was the analysis of the entire area in context of the surrounding areas as well as in the scale of the entire city.
The analyzes allowed us to determine the demand for public transport stops, bicycle paths, too low population density in relation to the level of the developed area and the lack of characteristic quarterly buildings (due to war demolitions).
Inspired by the projects of Polish and foreign architects, we have created a functional and spatial vision with the following main assumptions:
- green route heading towards the most important places of the city and connecting the boundaries of the area
-techno-park - the highest office buildings on the main road - the axis of Wrocław - Powstańców Śląskich street (western part of the area)
-the recreation zone taking into account the existing aquapark - the eastern boundary of the plot
- hotel facilities near the recreation area (also in close relation to the inter-city junction - the main railway station and the national road)
- education services (high schools and higher education) in the southern part, to create a correlation with recreational areas and techno-park
- housing facilities in the center and in the northern part of the area surrounded by main roads, but inside separated from intensive car traffic.
Stage 2- detail of the north-eastern area (36 hectares)
At this stage, we have designed in detail the multi-family housing area divided by green areas. We have taken into account and designed:
- entrances to the underground car parks
- entries to the buildings
- location of vertical communication in the buildings
- path layout, tram tracks and fire roads on the green alley
- bus and tram rails
- parking places next to the buildings
- a primary school inside the western quarter and a kindergarden point in the north by a green alley
- a number of storeys for each building, including two-storey service buildings with a passage on the ground floor closing the quarters of the quarters
- a green space decorated in the courtyards for each building
- a small square for the organization of cultural events in the center of the area being developed
We also performed post-project analyzes for the entire area.
Stage 3- local spatial development plan
The final stage was to design a local spatial development plan in a graphical form and an act. Areas for multi-family buildings, services, roads and greenery have been separated. We specified the buliding foundation (on the plot) and built up line (that cannot be crossed) and we calculated area for each plot were determined. The green alley in the place where the tram tracks run was defined as a road with a high percentage of biologically active use.
