Polyfunkčný obytný blok

Idea projektu

Cieľom projektu bolo vytvoriť polyfunkčný obytný komplex, ktorý ponúka bývanie pre mladé rodiny. Bytové domy sa nachádzajú v južnej časti bývalej textílnej továrne Alfreda Löw-Beera. História tohto územia siaha až k Osakarovi Schindlerovi, podľa ktorého je pomenová severná časť. Keďže história tohto územia je silná, prepája sa aj s návrhom. Alfer Löw-Beer mal dcéru Grétu, ktorá sa vydala za Fritzeho Tugendhata a spolu postavili známu Vilu Tugendhat navrhnutú Mies van der Rohe. Vila bola postavená v období moderny. Odkazom tejto doby je práve zelená farba fasády, ktorú modernisti v tejto dobe používali. Vysoké a veľké okná sú odkazom na Vilu Tugendhat, ktorá má tiež veľké presklenia.

(The project aimed to create a multifunctional residential complex offering housing for young families. The apartment buildings are located in the southern part of the former Alfred Löw-Beer textile factory. The history of this area dates back to Oskar Schindler, after whom the northern part is named. Given the rich history of this area, it is intertwined with the design. Alfred Löw-Beer had a daughter, Greta, who married Fritz Tugendhat, and together they built the famous Tugendhat Villa, designed by Mies van der Rohe. The villa was constructed during the modernist period. The green color of the facade references this era, as modernists frequently used this color. The tall and large windows pay homage to the Tugendhat Villa, which also features extensive glazing.)

Popis projektu

Urbanistický koncept pozostáva z využitia línie návesnej ulice v obci, vytvárajúcu písmeno S. Následné vytiahnutie línií, ktoré v jednom smere tvoria línie dominantných alebo dôležitých budov. V druhom smere sú vytiahnuté z budov, ktoré sa nachádzajú na riešenom území v južnej a severnej časti. A napokom osadenie objektov do územia pomocou línií a doplnenie hlavného chodníku v smere návesnej ulice, ktorá prepája celé územie.
Koncept môjho návrhu jednotlivých bytových domov je založený na “prepojení” susedstiev. Všetky štyri bytové domy sú prepojené atypickou pavlačou, ktorá okrem poskytnutia vstupov do jednotlivých bytov sa stáva aj pobytovým priestorom. Obyvatelia si tak môžu vychutnávať príjemný čas aj mimo svojho bytu spolu so susedmi. Vo svojom návrhu som využila aj terén územia a vytvorila tak vstupy od cesty.

(The urban concept involves utilizing the line of the village's main street, forming an S shape. Subsequent lines are drawn from this, with one direction highlighting the lines of dominant or important buildings, and the other direction pulling from the buildings located in the northern and southern parts of the area in question. Finally, objects are placed within the area using these lines, and the main pathway is supplemented in the direction of the main street, connecting the entire area.
The concept of my design for the individual apartment buildings is based on "connecting" neighborhoods. All four apartment buildings are interconnected by an atypical corridor, which not only provides entrances to the individual apartments but also serves as a communal space. This allows residents to enjoy pleasant times outside their apartments together with their neighbors. In my design, I also utilized the terrain of the area to create entrances from the road.)

Technické informace

Bytové domy máju priečny konštrukčný systém. Sú štvor až päťpodlažné. Každý bytový dom má vstup pre obyvateľov do podzemnej garáže cez vertikálne jadro. Aktívny parter tvoria rôzne priestory na prenájom, každý s vlastným zázemím. Na ostatných podlažiach sa nachádzajú byty. Bytové domy A a B sú štvorpodlažné a nachádza sa v nich 12 bytov. Sú dvojizbové a trojizbové. Na krajoch bytového domu sa nachádzajú trojizbové byty. V bytových domoch C a D sa nachádzajú na posledných dvoch podlažiach 3 mezonety s priemernou plochou 133 m2 a dva jednoizbové byty s plochou 48m2. Dva krajné mezonety sú päťizbové a vnútorný je štvorizbový. Tieto byty sú najväčšie a najluxusnejšie. Keďže sa nachádzajú na posledných podlažiach, poskytujú obyvateľom pekný výhľad na okolie.
Každý byt má balkón s plochou 5,10 m2 nachádzajúci sa východnej strane, s pohľadom do vnútroblokov. Celková plocha každého bytového domu je 318m2. V celom areáli južnej časti sa nachádza 177 bytov s možnosťou ubytovania minimálne 465 obyvateľov. V podzemných garážach sa nachádza 360 parkovacích miest a 68 pakovacích miest je na teréne.

(The apartment buildings have a transverse structural system and are four to five stories high. Each building provides residents with access to an underground garage through a vertical core. The active ground floor consists of various rental spaces, each with its own facilities. The upper floors house the apartments. Buildings A and B are four stories high and contain 12 apartments each, consisting of two- and three-room units. The three-room apartments are located at the ends of the buildings.
In buildings C and D, the top two floors feature three duplex apartments with an average area of 133 m² and two one-room apartments with an area of 48 m². The two end duplexes are five-room units, while the middle one is a four-room unit. These apartments are the largest and most luxurious, offering residents a beautiful view of the surroundings from their top-floor locations. Each apartment includes a balcony of 5.10 m² on the eastern side, overlooking the inner courtyards. The total area of each apartment building is 318 m². The entire southern part of the complex includes 177 apartments, accommodating at least 465 residents. The underground garages provide 360 parking spaces, with an additional 68 parking spaces available on the surface.)
