Sustainable residential complex project in the village of Brnenets, Czech Republic.

Idea projektu

The main idea of ​​this project is to create a sustainable and eco-friendly village. New housing will improve the infrastructure in the area and will also become a place of attraction for all residents of the village.

Also, an important task was to show the connection with the Löw-Beer family, the architecture of Mies van der Rohe, in particular the Villa Tugendhat and the Bauhaus weaving industry.

The objectives were to create residential buildings with 150 residential units, with possible continued development. The project includes apartments of 25 sq.m. (80/150), apartments of 50 sq.m. two types (60/150) and 10 apartments of 100 sq.m.

In addition to residential units, the project also includes a conceptual proposal for the development of the surrounding area: a new embankment along the Svitava River, a central square-amphitheater for large outdoor events, park areas for walks, sports and walking pets. An area has also been allocated for the possible development of a second phase of residential buildings in the future.

The project of residential complex is inclusive, multifunctional, pet-friendly and offers affordable housing to the community.

There are two types of low-rise residential buildings - with or without parking on level 0. Each house has 1 first non-residential floor, where there is a foyer, a concierge office, mailboxes, technical rooms, WC, lounge areas and meeting places for residents. The 2nd and 3rd floors are standard, with 15 apartments on each floor, for a total of 30 apartments per building. More over, there is access to a green exploitable roof, where residents can organize meeting places, sunbathing, or just relax in the fresh air.

The appearance of the buildings partly refers to the architecture of Mies van der Rohe. The inspiration was Villa Tugendhat in Brno and the Crown Hall building in Chicago.

For the residents of Brneniec and especially for the Löw-Beer family, it is important to preserve the references to both Villa Tugendhat and the textile factory, as it is history, memory, and a connection between the past and the future.

The territory of the residential complex is located on a rather steep terrain, so the houses are located in a row, but do not block each other’s views and sunlight. To correctly integrate new buildings into the existing social and architectural environment, the project uses a large number of reflective window surfaces, as well as being integrated into the terrain and low-rise buildings, allows to blend into the environment and add fresh modern architectural ideas to the village.

Each residential unit is designed taking into account ergonomics, insolation, and client profile - young families and elderly people. Every apartment has an excellent view - either the Svitava River with the new embankment, or the green hilly area, or the gardens with trees.

Technické informace

The construction of the buildings is made of reinforced concreate, steel cruciform columns and plate glass.

The plan of a residential building has a core where there are elevator and stair shafts, technical rooms, and central ventilation. The apartments are oriented to all 4 sides, where the western and eastern sides predominate.

Functional spaces with plenty of light create spaciousness and freedom in apartments, even small ones.

The residential complex is inclusive and ideal for all age groups. The territory has ramps, playgrounds, bike paths and park area. Such a concept will make it possible not to overload the measured life in the village, but, on the contrary, will improve the infrastructure and will facilitate the arrival of new people.
