The basic principle of the traditional Balkan architecture is based on individualism, orientation and coexistence. From Ohrid and Krusevo, to Zagreb and Split, the traditional architecture marks an astonishing historical development. We can see it, feel it, use it. It is a long-lasting monument of our ancestors and a proof for the future generations of what great has been done and who have existed.

BUT WHAT IS THE ARCHITECTURE OF TODAY?
It is a homage to the heritage

The concept of the resort is based on the principles of traditional architecture translated into modern language combined with sustainability.

INDIVIDUALISM: The first principle mentioned previously can be categorized as the prime one and is connected with the format of the resort itself. The resort is consisted of 13 almost identical towers laid on the terrain connected with bridges. Stepping aside from the elementary view and idea of a hotel as a massive building of stringed rooms, we propose a new view of housing. Providing all of the luxuries of a resort and adding an additional privacy for better vacation is something we were looking for. Being able to rebirth.

All of the towers, besides being able to exist and function individually, they are connected by an underground hallway.

ORIENTATION: Even though one of the project's requirements was the good orientation - sea view, taking into consideration this principle is essential. Besides offering a sea view, by planning a sky bar we can accomplish a 360 view of the sea as well as the mountains that characterize the location.

COEXISTENCE: The primary function of the hotel besides providing a temporary shelter, it is coexistence. You stay with humans, live with them, share spaces and similar. In addition to the well known public spaces that are included in every hotel, we added additional smaller towers that serve as centers for coexistence and meeting people. They vary in function and can be modified based on the needs. Some function as galleries, lookout points, places for relaxing and meditation, saunas with views and similar.

The necessity of a human interaction has been widely spoken about since the beginning of Covid pandemic in 2020. By giving the opportunity of additional public spaces, in the opposition of the individual living spaces, we would like to provide a open public interaction space that will include all of the visitors.

A PHENOMENA "CHARDAK": A special element from our own traditional architecture that we wanted to include in the resort is the CHARDAK - the core of the Macedonian traditional house. It does not have a concrete function, form or size. The beauty of it hides behind the mystery it hides.

As part of the resort, the chardak functions as a meeting place, entrance, terrace, relaxing spot and many more other functions shared between two rooms or as individual element.

SUSTAINABILITY: The last additional aspect of the building is the sustainability which is achieved by using local materials - stone and wood. Additionally, keeping away from stone and concrete as a primary structure helps us and the investors to achieve a more ecologically - friendly building with a minimum carbon foot print.
On the other hand, the resort offers a possibility to adapt and update to a potential solar production by positioning solar panels on the roofs of the towers.

Additionally, an essential thing to mention is the ability for the project to change. Even though in the original project tennis court is not planned and cannot be shown, it can be easily added. Our idea is to create a more peaceful and calmer situation, a really relaxed atmosphere.

Technické informace

The construction of the building is consisted of a combination of two systems - columns for the underground levels and massive stone walls for the towers. Regarding the used materials, we wanted to keep the local, so most of the building is consisted of stone, timber and of course glass.
