Idea projektu

The proposed tourist settlement near Starigrad and Zadar aims to create a vital, attractive, dynamic and ecological destination, both for tourists and local communities, encouraging the activation of the mentioned area. The site is located in the rich and diverse landscape of the Croatian coast, surrounded by various types of indigenous plants and vegetation. The project seeks to activate the location and its surrounding parts, to preserve the found natural environment of the region and implement the same through the area itself, all with the aim of creating a green oasis for the gathering of local residents and visitors of all ages.
The project includes a hotel, residential buildings, private villas, a camp, sports fields, a commercial center, a marina and a coastal promenade with access to public beaches. With its multi-purpose units and the opportunities they provide, the project aims to meet the different expectations and demands of users by offering something for everyone. In addition, the project also encourages visitors to explore the wide potential of the local area through communication with the local community, making this place a unique rural resort.

Popis projektu

The site is located in a rich natural landscape along the Croatian coast with a complex topography, including steep slopes and valleys covered with greenery, which are actually its main morphological features. The master plan divides the location into separate zones through which luxurious pedestrian and bicycle paths extend, stimulating users to this type of movement as opposed to the use of motor vehicles, for which only public parking is provided, located next to the main road, outside the resort. The central zone is highlighted by a park that offers space for rest, recreation and casual socializing of visitors, making it a stronghold of the tourist resort. Villas, as single-family housing units that, with their architectural features and shape, strive to fit into the natural environment, represent a dominant part of the project because they are also located closer to the sea due to their position. The camp is located in the extreme peripheral zone of the site also in close proximity to the sea, offering a stunning view of the local landscape. The marina and the shopping center are interconnected as a whole, providing users with access to the coastal promenade.

Technické informace

The materialization used to build the settlement is inspired by the natural features of the spatial context. Therefore, locally collected stone and wood, as well as glass as a non-transparent and discrete component of the whole, were selected as the building materials of this tourist resort.
The characteristics of the mentioned materials favor the construction of inconspicuous residential buildings with luxurious cascading terraces and sunbathing areas, as well as private swimming pools positioned around the edges of individual plots. Each accommodation unit is designed to provide the best possible view of the sea and the sunset in order to maximize transparency and peace, but also to encourage the user's privacy.
