Understanding the inaccessibility of the terrain also solves the issue of the grouping of objects. The idea was the same from the very beginning, to divide the location itself by levels in order to group the objects like terraced houses. The very topic of "New soil", which is fertile and tame, does not enter into the topic of adaptation of buildings to the terrain, which in this case would take a lot of time and "effort" on this type of land in the very preparation of the terrain for further construction of the complex. Rendzina is a land of hilly and mountainous regions, mostly near the sea. Calcium and magnesium are abundant, but the potassium content is often low, so nutrient imbalances are common. Rendzi's soils are usually poorly suited for agricultural use. Given that this type of land is located on a slope, where the risk of erosion is high, the possibility of unfavorable construction with excavation is avoided. Craps are linear, open or closed depressions, with a distinctly irregular longitudinal and transverse profile, created by the dissolution of exposed carbonate rocks. The lengths of the scratches vary in the meter and decameter size range, and their widths and depths are centimeter or even meter. The site in question has a lot of semi-natural vegetation and low-growing vegetation that makes the area inaccessible to visitors. Voltaire's phrase about the need to negotiate claims and then enter into disputes seems quite appropriate here. Tradition is far from an abstract concept, but the understanding of tradition can be different. Tradition carries within itself, above all, the nature of historical continuity, a certain regularity.

The regularity of the terrain and the adaptation of the people to the insurmountable karst led to the fact that people throughout history made certain steps in the terrain if they could not survive in a certain area. The creation of levels and the leveling of natural formations creates the possibility of creating orthogonal urbanization with small deviations where a great contrast of nature and form arises.

Technické informace

The zoning of the complex itself was carried out in 4 basic zones that were elaborated, the first zone and the project itself is communication at the location itself. The direction of the street is such that it is of maximum length so that the fall from the highway to the sea is minimal. The second zone that is most densely designed is the residential residential zone with 2 types of villas. Single-story and single-story houses create a playful rhythm and offer a view of the sea from every angle. The third zone is a commercial zone consisting of two centers, a port and an open-type shopping center, which is also located on the main promenade by the sea. The fourth zone is the zone of the hotel, which is located closest to the main road and has the best view of the mountain ranges on the north side, but also of the sea on the south side. The proximity of the main road and the possibility of closing the traffic at the very entrance to the complex, and not obscuring the view, helped the position of the hotel. The hotel rooms are oriented on two sides, south-same and north-west, in order to provide each room with a sufficient number of sunny hours during the day. In addition to the communication-road, the questioning of the movement of people around the plot, considering that it should be a car-free zone, was solved with linear features, ramps and terraces that create a shape around the residential area and always create additional privacy for visitors and residents.
