Idea projektu

A dense structure of villas, apartment houses, a hotel and other parts of the resort is proposed for the untouched Croatian coast. The largest villa contains up to 5 bedrooms. The mass of the villa is divided into two parts, which are connected by a large exterior terrace. Terrace allows that the two masses of the villa can be mirrored, shifted and otherwise adapted to the shape of a specific plot. The villa is almost invisible from the street, which ensures a lot of views of the sea from the street as well and, of course, evokes a more pleasant natural character of the street. Despite its large area, the villa respects the natural and wild character of the coast and therefore does not create significant contrasts or dominants.

Two simple white blocks. Blocks mounted on simple square columns. Blocks that let the terrain flow under their mass to the endless sea. Sea disappears in the distance beyond the horizon. Two blocks are in peace and humbly observe this eternal natural scenery.

URBAN SOLUTION
The overall urban plan with the distribution of functions and masses was fixed and did not change. The mass of the object is placed on the land in accordance with the regulations according to the existing zone plan. Thus, it maintains a 5-meter distance from the street and a 3-meter distance from the boundaries of the property. The dense structure of the voluminous villas on the coast is softened by breaking the mass of the villa into two parts. One of the volumes forming the villa is perpendicular to the street, the other is parallel to it. Both parts of the villa are located at a different level. The dividing of the mass opens views from street level to the sea. The L-shaped floor plan, the height division of the mass and the growing greenery on the east side define the north-facing garden
and support its intimate character. On the contrary, towards the sea, the garden is open, with only low succulent greenery to free up views of the open horizon at sea level.

ARCHITECTURAL AND LAYOUT SOLUTION
The day zone of the villa is located in the southern part of the mass perpendicular to the street and opens onto the upper terrace oriented to the east. There is a summer kitchen and dining room on the terrace. The day zone forms a nodal space between the two wings of the night zone. There is one room and one bedroom in the west-facing wing. There are two rooms and one bedroom in the south-facing wing. Such a layout of the night zones ensures acoustic comfort and adequate intimacy for two families with children. The lower south wing of the night zone is connected
to the upper terrace by means of a veranda and a staircase. From the porch, you can go down by three steps to the covered terrace with the pool. From the upper terrace, we reach the pool via a spiral staircase. The pool is in contact with the daytime zone through a glass oculus located in the floor of the living room above the pool. In the northern part, the covered terrace with the swimming pool is connected by a mass with a plan shape of a circle. In this mass is a mini wine cellar and technical building equipment room. The entire mass of the object is plastered with plaster in
a natural white color with a pronounced irregular grain. The reinforced concrete slab of the ramp, the slab of the upper terrace and the slab of the covered terrace with the pool is in green with a low chromaticity and a high content of white. This color does not interfere with the white plaster, but it visually divides the two white blocks that make up the basic mass of the villa. The aluminum elements of the building are in a non-contrasting white color. Textile shades are also in a cream color with a high content of white. When the shades are pulled and the slats are covered on the porch, the material gives the impression of two compact blocks. The railings are designed as transparent glass railings, which appear open and airy. Railings do not define strict boundaries of the space between the villa and the exterior, between the villa and the sea.

TERRAIN AND SURROUNDINGS
The proposal tries to minimize landscaping, as the goal of the proposal is to preserve the natural character of the natural environment. In the garden part towards the north, mature local trees are planted - Halep pine, olive tree, fig tree. The demarcation of the land is only with the help of hedges made of local trusses and heaped stone embankments. In the southern part of the plot, the existing succulent greenery, which is easy to maintain and tolerates extremes well, is supplemented and left.

Technické informace

BUILDING CONSTRUCTION SOLUTIONS
The villa is placed on a reinforced concrete slab, which is anchored to the ground using reinforced concrete columns with a square plan shape of 200mm*200mm. The supporting system of the villa is a longitudinal wall system made of reinforced concrete prefabricated walls 250 mm thick with a span of 7000 mm. No additional layer of thermal insulation is added to the perimeter walls, as this is temporary housing during the summer season in Croatia. The roof is designed as a flat non-tiled extensive vegetated roof with low-growing succulents. The shading of the villa is sol-
ved using built-in fabric shades of the Schenker Storen brand. The windows are designed as aluminum windows with insulating triple glazing of the Schüco brand. The entrance door is also aluminum with a Schüco sidelight. Vertical communications in the villa are designed as a reinforced concrete prefabricated monolithic ramp connecting the street and the upper terrace of the villa. The stairs are designed as reinforced concrete prefabricated monolithic single-arm stairs. The spiral staircase connecting the upper terrace and the pool terrace is a prefabricated aluminum staircase. In the mass parallel to the street, there is a porch oriented to the north. Aluminum slats that can rotate 360 degrees around their own axis ensure privacy and the dynamic character of this space.

BALANCE SHEET
The villa is designed for 7-10 people with 3 rooms and 2 bedrooms and is located on a plot of land with an area of 1362.16 m2. The built-up area of the plot is 260.90m2. The living area is 225.41m2. The day zone of the villa is 81.47m2. The night zone of the villa is located on 110.94 m2. The remaining 33m2 is occupied by a wine cellar and a technical building equipment room. In total, the built-up coefficient represents a value of 0.19, or 19.15%. This value corresponds to the maximum allowed occupancy coefficient of 0.30.
