A feasibility study for our subject, Professional Practice III.

The proposed coffee shop, The KANAMI CAFE, is a commercial establishment that primarily sells coffee beverages and products as well as light pastries and lunches. It will augment the relaxing ambiance of the adjacent by providing good food and delicious beverages while offering a roof under the head. The spaces are designed to adapt to the new normal way of conducting business but is also flexible to be profitable in case that the pandemic issue subsides.

The site is located a block away from the main road which is the Gensan drive, Koronadal City. Koronadal City is still a developing city however there are still establishments which are very near to each other such as malls, offices of government workers or employees, Different universities, resto bars and food chains surrounding the area. Its prime targets are the numerous users such as office workers that work from 8am to 5pm, young adults and users within the surrounding residential area.

The selected site with an area of 1700 square meters which is suitable for required land area that can accommodate all the space requirements of the facility and amenities needed for coffee shop. The unused lot is in front of commercial buildings and residential houses surrounding it. In consideration to the commercial building types existing in the surrounding area of the selected site which targets possible customers.

The goals of this proposal are:

I. Provide a sufficient space for the coffee shop that fits to the number of the target customers and the projected population.
II. Create a complete facility that implement the quintessence of facility standard for the proposed coffee shop planned to serve and cater for the benefit of the people around the area and all throughout the country for local residents and tourists.

• Provide not just a store or a shop, but emblems of a good coffee experience that generate an ambiance of home and community.
• Provide its 5Ps – product quality, competitive price, good location and effective marketing strategies will surely attract the target customers.
• Provide an Administrative Facility that will improve the quality of service, in charge of sustainability, security, and safety to fulfill the clients need. The proposed project contains problem analysis and conceptualization of the solution approaches for the sustainable
development, structures, facilities, and detail of operation which is essential for the functions.

Koronadal is a developing city. We have seen it grow and boost its economy by providing several establishments and jobs for the locals. A lot of coffee shops or restaurants was built within the city however culture was not considered when incorporating in their designs.

The Proposed project as a fully operationalized facility paves way in improving the quality of life of young and adults in the service areas and provide them with equal opportunities to develop their human opportunities that the existing establishments can indirectly support
because of the scarcity of the Coffee shops in the area. Physical facilities shall be kept in good condition and designed in such a way that will promote the physical, cultural, emotional, and social wellbeing of the residents, employees in other businesses near the site, and of the staffs
of the proposed Coffee Shop. It shall conform to the basic safety standard and service requirement for the day to day operation of the coffee shop and implementation of its programs and services for sustainability and satisfaction of both the customers and the owner.

Koronadal is the land of the dream weavers. It has been a beauty ever since locals and tribes has been a part of the economy and population. T'boli culture has been and always will be celebrated in our city. To emphasize our roots, We incorporated Tribal patterns in our design through louvres, open spaces/areas and even the use of materials.

Technické informace

In doing the plans of the rental space for the Proposed Coffee Shop, various factors were considered. Getting the right proportion between human movement and comfort and maximizing the areas for income without forgetting the aesthetic value, the presented plans and perspectives shows the trademark that is CONSTRUCTIVE Designs.

For the alfresco dining area, we used Coco Lumber to provide the T'boli pattern as louvers. Coco Lumbers has been used so much in tropical countries as it shows durability and strength as a construction material especially when treated. We also used wood chairs with fabrics as a seat to emphasize a much more Filipino representation of the dining area. If you'll notice the woven lights with bulbs, it is also a mere representation of our culture in the tropical countries like the Philippines.

For the main structure, we have a rough finish for the walls as it emphasizes a bare façade for ancient Tropical houses. We also incorporated an open window louvre ventilation above while instilling modern design styles like huge glass windows/wall for the hallway going to the indoor dining area.
