Idea projektu

The idea lies in creating a unified architectural image of residential development on the main street of the village Nove near by the Kyiv, which includes a group of 5 cottages, which harmoniously fit into the surrounding environment and create a scale space for human that's comfortable for life and rest from the city bustle of Kyiv.

Popis projektu

The presented project is investment and includes 5 individual houses, one of which has a total area of 200 m2, four other - 130 m2, also was designed a garage for 6 cars. The total area of the site is 0.3 hectares, which is divided into 5 separate private sites, ranging from 0.052ha to 0.127 hectares. The system of water supply provides an individual well for each section with a 80m depth. The heating system is a centralized gas pipeline. The sewage system is individual.

Technické informace

The site for designing had technical limitations, in particular, a 10 kV transmission line passed in front of the design area, the protection zone of which, according to Ukrainian building standards, is 10 m. Also, there is a gas pipeline of combustible gases of medium pressure (diameter 90 mm) within the boundaries of the site, the protective zone of which is 4 m. Before the start of the project, the site was located in the lowland and on the relief, so surface water from the surrounding roads was going to within designing site, therefore were executed the vertical planning of the site by the architects and designed drainage system, which made it impossible to collect surface water within the designing site. The type of building foundation is piles, because according to the engineering geological surveys soils up to 3.5 m deep are lose their bearing capacity when getting wet.
