VILLAGE OF LIFE - SUSTAINABLE HOUSING COMPLEX IN BRNENEC

Idea projektu

The idea of ​​a given project is social and involves creating a friendly place for people of all ages. The plot being developed is a post-industrial area, so we are largely focused on revitalizing the plot and transforming it into a functional multi-generational housing estate. New functional modular apartments will be introduced in the designed area, which will be externalized in an interesting way by the unusual structure of the structure. New recreation areas, common spaces and electric bike collection points with charging stations have been proposed throughout the complex to minimize the use of cars. The residential buildings will be made entirely of wood, thus minimizing CO2 emissions that remain bound in the wood. We must also remember that wood is a renewable material - it grows back on its own and the wooden structure has a low carbon composition. The entire facility was planted with a variety of low and tall plants to better fit into the nature surrounding the plot. The project will propose green roofs that will allow for the creation of maximum biologically active surface. All these advantages allow us to call the designed facility a sustainable housing complex.

Popis projektu

The complex was designed in the western part of Brnenec in the Czech Republic. The plot is adjacent to the municipal road No. 36313 from the west, and to the provincial road No. 363 from the east. The plot has ideal natural values ​​because it has direct access to the Svitana River from the east, and hills covered with forests from the west.
I must also point out that on the south side there is Oskar Schindler's "Emalia" factory, which attracts many tourists every year with its history and interesting past. The plot he designs has preserved important historical buildings, the most important of which is the active villa of the Löw-Beer family. In the newly designed concept, the villa will be used as a museum. The building, which is located in the center of the plot, is ideal for creating a public pavilion.
The area I was working on requires general revitalization of former industrial plants and filling of empty space in a given village. The urban concept of the space of the designed plot involves imposing modernist graphics from the 1920s on the area. This action allowed us to create zones that I could adapt and give them a new function.
I decided to run an irregular river course through the plot, which is why three relaxation zones were created with the possibility of swimming. There are 5 bicycle charging places on the premises, with the possibility of renting them. They are located at the main entrances to the complex. I designed 7 places for the youngest children, i.e. playgrounds. Playground equipment was installed at an appropriate distance, i.e. 10 m from the windows of residential buildings. There are wooden benches covered with tall plants throughout the designed facility. I left the existing trees intact and proposed recreation zones under them, such as an outdoor gym or street workout. On the designed plot there are 4 underground parking lots for residents of a given building, and 2 public parking lots on the ground surface. The entire complex consists of 4 residential and service buildings, a pavilion, a museum and 3 catering buildings.

Technické informace

The design of the designed building assumes that the facility will be made of wooden structure elements filled with wooden thermal insulation materials. Ready-made prefabricated I-beam walls are ideal for modular construction. In the underground parking lots, the columns, walls and foundations were made of reinforced concrete. On the underground floor, the poles are 30x30cm, while on the upper floors they are 24x24cm. I must also mention the external wooden structure made of columns, which gives the building character.
