Idea projektu

The concept of the project is to develop a residential group with modern design norms in mind, and more specifically, to develop a neighbourhood. The basic idea of the project is that one not only has a car-free courtyard, but also one's own private space inside an enclosed area, where cars cannot stay, which creates the greatest comfort and safety. The rest of the neighbourhood is designed for pedestrian comfort, with carriageways, but with minimum width, as cars can not stay inside the area without any need. Also each house is used not only as a place to live, but also as a place to relax, so terraces and rooftop exits are designed for all residents of the houses and those wishing to go on the roof.

The project is located in an area surrounded by forest and surrounding buildings. This is the reason why the number of storeys is 4-6. As the neighbourhood buildings are designed to have a low number of storeys so that people do not feel organically and micro-skeptically. In our cities, too, we have had the tendency to build neighbourhoods with far too much space between buildings, not taking into account the road, which makes the walking around uncomfortable for the inhabitants of the city. My task, however, was to develop a solution which would enable the use of the workplaces to the maximum and devise a plan and external appearance of the buildings which would make everything look modern and work ergonomically.
The units have been placed in consideration of the existing topography and the position of the roads and consequently the red lines on which they are located. A small landscaping in the centre has been developed to fill in the space and create a common area of connection between residents.
The parking is located on the 1st floors of the stylobates, this decision has been taken due to the large existing surface area, and this solution is one of the options how to use the parking on the ground, ie create an area where it is hidden, but intelligently integrated into the surrounding development. The parking is accessed with asphalt only up to the parking spaces, the rest of the area is paved with different kinds of stones, wood, tiles, etc.
The buildings themselves have been designed with mixed construction scheme, galleries and corridor type. The buildings mainly consist of red bricks and dark-coloured concrete blocks, but wooden and lath building variants have been used.
Each building has its own internal landscaping, which can be used for recreation or access to the communal area or to the larger stylobates where the main play areas are located. There are galleries on the northern sides of the buildings. The buildings have operable roofs, again the aim was to develop as mobile an area as possible in which people would feel comfortable and this also includes the operable roofs where the occupants can relax and walk around. Some buildings have just a little landscaping on their roofs, or they have pergolas.

Technické informace

The floor plans are designed to comply with fire safety requirements and standardised stairway spacing. The entrance area is generously sized for ergonomics and there is a lift. Each house is made of individual materials, wood, brick and concrete.
